Relevant letting fees and tenant protection information

PLEASE NOTE: Harrison Estate Agents Lettings are handled by Regent Residential Lettings Ltd and all payments must be made to Regent Residential Lettings Limited. 

Tenants
As well as paying the rent, you may also be required to make the following permitted payments.

  • Holding Deposit: 1 week’s rent

  • Security Deposit: 5 weeks’ rent (6 weeks’ rent if the annual rent is over £50.000)

  • Payment of up to £50.00 if you want to change the tenancy agreement

  • Payment of interest for the late payment of rent at a rate of 3% over Bank of England base rate.

  • Payment for the reasonably incurred costs for the loss of keys/security devices

  • Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy.

Landlords
Fully Managed Fees are charged at a maximum of 14% of the passing rent and discounts are applicable depending on the number of properties managed for each client and by negotiation.

Tenant Find Fees are charged at the maximum of 50% of the first month’s rent subject to a minimum fee of £420.00 - discounts maybe offered by negotiation

Inventory and Schedule of Condition Fee

Unfurnished property (depending on size) £132 - £180

Tenancy Renewal Fee per property £60.00

Annual Landlords Gas Safety Certificate 

Annual boiler service must be carried out at the same time unless evidence of service with last 12 months is provided £78.00 (Plus £12.00 for each additional gas appliance)

Annual Boiler Service (required with annual Gas Safety Certificate) £66.00 (Plus £24.00 for a back boiler) Administration fee may be charged if we are not arranging

Bi-Annual Legionella Risk Assessment (not test) £72.00

Annual Tax Statement (if required) per landlord £30.00
